Can my floor be refinished, or does it need replacement?+

Solid hardwood can usually be refinished several times. Engineered floors depend on the wear layer — some take one more sanding, some none. We measure the wear layer during the walkthrough and tell you straight; if a refinish won’t hold up, we say so before you spend anything.

How do you handle staircases?+

Per tread, never lump-summed. Existing treads can be sanded and refinished to match the main floor, or capped with new treads or LVP overlays with riser paint. Each step is a line item in your written scope.

Can you fix just a few damaged boards without redoing the room?+

Yes — that’s a lace-in repair. We weave matching boards into the existing floor, then sand and finish so the repair blends in. One bad plank should never cost you a whole-room tear-out.

How dusty is hardwood refinishing?+

We run a dust-contained sanding system. It’s not zero dust — anyone who promises zero is selling — but containment plus masking keeps it out of the rest of the house, and we clean up behind ourselves.
