Floors & Refinishing.
Hardwood sand-stain-seal, staircase refinishing, board repair, LVP installs.
Hardwood refinishing done in the right order: sand, stain, and a three-coat commercial-grade seal — plus staircase refinishing, per-board lace-in repair of damaged hardwood, and full LVP installation. Scoped line-item by line-item from the same pricing engine as every Prolific trade.
Four ways we fix floors.
Every one scoped line-item by line-item. No lump sums.
Hardwood refinishing
Sand, stain, and a three-coat commercial-grade seal. Stain sampled on your actual floor before we commit a drop.
Staircase refinishing
Existing treads sanded and refinished to match, or capped with new treads / LVP overlays. Every step is its own line item.
Board repair · lace-in
Water stain, pet damage, one bad plank — we weave matching boards into the existing floor and refinish so the repair disappears.
LVP installation
Click-lock or glue-down luxury vinyl plank with underlayment and transitions. Kitchens, mains, basements, stairs.

Your number tightens. Then it locks.
Square footage in, written range out. The walkthrough measures wear layer, moisture, and stairs — and locks the final price. The walkthrough number is the number.
How we get to your real price.
Three steps. Each one tightens the range. No surprises.

Floor questions, straight answers.
Can my floor be refinished, or does it need replacement?+
Solid hardwood can usually be refinished several times. Engineered floors depend on the wear layer — some take one more sanding, some none. We measure the wear layer during the walkthrough and tell you straight; if a refinish won’t hold up, we say so before you spend anything.
How do you handle staircases?+
Per tread, never lump-summed. Existing treads can be sanded and refinished to match the main floor, or capped with new treads or LVP overlays with riser paint. Each step is a line item in your written scope.
Can you fix just a few damaged boards without redoing the room?+
Yes — that’s a lace-in repair. We weave matching boards into the existing floor, then sand and finish so the repair blends in. One bad plank should never cost you a whole-room tear-out.
How dusty is hardwood refinishing?+
We run a dust-contained sanding system. It’s not zero dust — anyone who promises zero is selling — but containment plus masking keeps it out of the rest of the house, and we clean up behind ourselves.
How does floors pricing work?+
Same ladder as every Prolific trade: tell us square footage and whether stairs are involved, we reply with a written line-item scope and range from our pricing engine, and an in-person walkthrough locks the final number. The walkthrough number is the number.
